Discretion
No yard signs. No open houses. No strangers walking through. Many of the homes we buy in divorce situations are never publicly listed, and your neighbors don't have to know the home was ever for sale. We've signed NDAs when the situation called for it.
Working with attorneys
We're comfortable coordinating directly with one or both attorneys. If a court order is required for the sale, we'll structure documentation around it. We've closed on homes the same week a final decree was entered, and we've held contracts open while a settlement was being negotiated.
Splitting proceeds at closing
Proceeds can be wired to two separate accounts at closing, in whatever proportion the agreement specifies. We don't take sides — our job is to make the mechanics of the sale invisible so the rest of your life can move forward.
Timing
Many sellers want the sale to close before or after a specific date for tax, custody, or filing reasons. Tell us the date and we'll work backward from there. If the date moves, we'll move with it.
