Tenant-occupied homes are notoriously hard to sell on the open market — coordinating showings, managing tenant communication, and dealing with buyers who insist on vacant possession turns a sale into a logistical maze. Selling to us removes the maze.
We respect the lease
The lease doesn't need to be broken. We honor existing leases through their term and work with the tenant on whatever comes next, whether that's a renewal, a transition, or a buyout. No eviction proceedings, no relocation negotiations on you.
One tour, not twenty
We typically need one short walkthrough to make our offer firm. That's it. Your tenants don't have to keep the place show-ready, you don't have to schedule around them, and nobody is parading strangers through their living room every weekend.
Problem tenants
If the tenancy itself is the reason you're selling — non-payment, damage, holdover — we've handled it before. Tell us where things stand and we'll factor it into the offer rather than ask you to resolve it first. You're not obligated to deliver a clean tenancy.
Section 8, month-to-month, year leases
All fine. We've bought every flavor of tenant arrangement. Send us the lease (or a quick summary if you don't have a copy handy) and we'll work from there.
